Accompanied Viewing


As part of our tailored service approach we have made accompanied viewings optional. Most other agents also do this but the difference is that we charge less if we do not do the viewings.

Viewings are a crucial part of the sales process and with the best will in the world the viewing will be the first time a prospective purchaser gets a totally true understanding of the property. No agency presentation can ever convey all aspects of a property and its environment and it is important at the viewing that the positive aspects of the property are emphasised and any objections dealt with honestly and professionally.

As the owner you know your property better than anyone and if you are confident and happy to present your property to prospective clients then there is no reason why you should not. We will follow up after the viewing for you in order to get the clients’ feedback and they are more likely to be direct with us than the owner as most people have no wish to offend.

Reasons why you might consider accompanied viewings conducted by us are:

  • You are busy people and do not easily have the time to conduct the viewings.
  • You simply don’t want the hassle of conducting viewings. A significant proportion of owners do not want to be present during the viewing and we will be happy to represent you.
  • Purchasers are often more open to the agent when the owner is not present, which gives the agent the opportunity to answer objections immediately and prevent them becoming an issue.
  • If there is scope for extending the property or developing it in another way then this is an additional service we offer and this can represent an additional market opportunity for your property. Where appropriate we are very happy to advise upon extension/ development opportunities and can act as your planning agent in order to obtain planning permission and even introduce you or the purchaser to potential builders.

Enhanced Marketing Options


The marketing of property has changed enormously over the past decade. Property newspaper advertising as a source of purchaser enquiries is declining daily and the vast majority of well over 90% of all purchase enquires come via the Internet.

The property market is also unusual in that it is extremely well served by national property portals that aggregate the housing stock into a single place where prospective purchasers can search the property market, from wherever they are and at any time.

Move to the Future advertises all of its properties for sale on all the main portals.  In order to further enhance the market presence of your property we also encourage clients to take advantage of our enhanced marketing options including:


Featured Property on Rightmove  - This typically increases the property’s visibility on Rightmove by (in our experience 400- 500%) and Rightmove claim that it leads to an increase in enquiries of 40%. Although this is an average and on occasion we have seen more. We provide weekly performance reports for all properties that are Featured. This includes graphs of the number of views and the number of details views prospective purchasers have requested.  Our price is a discount of 20% from the current Rightmove Recommended Price.

Premium listing on Rightmove -  also enables your property to stand out from the crowd. There is a one off payment for the property then remains a Premium listing until sold. Our price is a discount of 20% from the current Rightmove Recommended Price.

Marketing your Property

Over 93% of buyers now start their property search on the Internet and for very good reasons:

  • The property market is well served by the property portals, which in effect display all available properties . The key portals are Rightmove, Findaproperty, Zoopla, Primelocation and Globrix.
  • Buyers can quickly filter down to the handful of properties that meet their requirements of location, price and accommodation.
  • Prospective buyers can set alerts which automatically inform them when there is a new property that meets their requirements or a price reduction.
  • All the property information including all photographs, location map, floor plans and EPC are immediately available, giving a much more complete view of the property.
  • This property information is typically further enhanced by Google's Street View and location specific information. e.g. Rail stations and schools.
  • Properties can be advertised earlier on the Internet – often appearing over a week earlier than in the property newspapers.
  • It is truly global, which is extremely useful when the buyer is relocating.

Featured Property on Rightmove and Zoopla

Listing your property as a Feature Property on Rightmove is the single most effective method of getting it seen by the widest relevant audience. Featured Properties are displayed usually at the top of the first page of results (Ask for further details) and in our experience based upon the statistics we have for Featured Properties they are seen by as many as 5 times the number of users, compared to non featured properties. This according to Rightmove leads to an average 40% increase in the number of people clicking through to the details of the property. An example of a Featured Property listing is shown below.

We are a Zoopla Gold member which means that all of our properties are Zoopla feature properties. This is not as impactful as the Rightmove approach but where Zoopla score very highly is in their wide ranging partnering with other non-competing on-line companies See the, "Working with" list on the Home Page


Premium Listing on Rightmove

A premium listing is a more prominent display within Rightmove with a coloured background that again helps your property stand out from the crowd. A premium listing has 3 images on the summary instead of one and hovering over any of them will enlarge the image. The main image can also has a "highlight" sticker on it e.g. "No Chain". See example below:

Direct Marketing to active applicants

Our growing list of current active buyers will always be the first people we approach. When a new property or buyer becomes active the properties that match the requirements of the buyers can be sent to the buyers by email for viewing online or alternatively if preferred the information can be sent by standard mail. However with the increasing popularity of the portals and their ability for buyers to request email notification of any properties new to the market or where the price has changed significantly this process is becoming more automated.

 

Local newspaper advertising of Move to the Future and your Property

Online marketing is becoming increasingly dominant in the marketing of property but the local property newspapers are important and are likely to remain so for the foreseeable future. However, this can be a relatively expensive method of marketing which is why we give customers options.

Move to the Future will continue to advertise in the property press and as a minimum use this marketing to build the brand and guide potential buyers to our website.

Advertising specific properties in the property newspapers coupled with our online marketing ensures the widest possible exposure and is particularly useful for more unusual properties or to help ensure a quick sale when selling costs are of secondary consideration.
